Assisted Living Facility Construction is on the Rise
Despite the continued slowdown in the residential construction industry there is one area of real estate development that has been on the rise – assisted living facilities. Earlier this year the New York Times reported that smaller construction firms concentrating on senior housing have been profitable during the economic downturn.
The aging of the baby boomer generation has lead to growth in the health care industry during the recession and now the construction industry is also benefitting. The increasing number of seniors will bring about the need for more quality nursing homes, assisted living facilities and retirement communities. The expected increase of age related diseases like Alzheimer’s disease and dementia has banks realizing that these types of developments are going to be necessary. The recession of 2008 had led to a stoppage of this kind of specialized construction and now there is a great shortage.
The National Investment Center for Senior Housing and Care reports that New York City and its surrounding area have the lowest amount of new construction at the present time. Considering the number of households in the area with people aged 75 and over there needs to be a dramatic increase in assisted living centers to keep up with demand.
